Peril In 1603 Grants and Tax Credits?

 

I was talking to a solar investor this morning who knew of an individual that decided to invest in several solar tax credit partnerships.

Rather than take the timeline risk of waiting on 1603 Grants to be paid, which has become a bit of a mysterious endeavor, he chose to invest in partnerships which would offer “pass through” benefits of the solar Investment Tax Credit (ITC). This was back in 2010. Now, in 2013, the IRS has decided to review those Partnerships. Guess what? The IRS doesn’t agree with the Cost Basis created by the developers of the original Partnership. IRS has hit up this investor with demands for interest, fees, and of course, a huge amount of additional tax.

 

When investing in a Tax Equity Partnership, be sure the Developers are using market comparables, which come in conservatively, rather than aggressively. Otherwise---this picture above, could be you.

Skeet Shoot Success for Wounded Veterans

At the Central Texas CCIM Chapter luncheon today, Admiral Bobby Inman (left) and CCIM Chapter President Josh Hubka (left), presented Daniel Vargas, of Operation Finally Home with a check for funds raised at the CCIM Chapter Skeet Shoot.  Operation Finally Home ‘s mission is to provide custom made mortgage free homes to wounded and disabled veterans and the widows of the fallen in an effort to get their lives back on track and become productive members of their communities.

 

Solar Capital Group was a sponsor of the skeet shoot. SCG President, Jim Young, also a commercial real estate agent, and CCIM Chapter Member,  was given the honor of introducing Admiral Inman. A thank you to the CCIM Chapter for hosting the skeet shoot, and to SCG’s installers, and partners for making our financial support possible.

Local Austin Installer - 1/2 MegaWatt Installs in DFW Area- Congrats!

Circular Energy Installs Nearly Half of a Megawatt of Solar Panels on Apartment Complexes in Dallas-Fort Worth

I have spoken at events here in Austin, regarding the Green energy business, its financial viability and ability to be applied in a commercial “money-making” setting. My favorite speech entitled, “Its Not (Just) About the Payback Period” makes the case the a commercial solar system installation can create an immediate savings to the Commercial Property Owner so as to have the immediate effect of making the property worth MORE than it was prior to the installation. In my dual role, as a solar finance company President, and commercial real estate agent, I’ve demonstrated the case that the increase in Net Operating Income  or “N.O.I.” when applied to a given “cap rate” can show the immediate business case for a solar install. (Birkenstock sandals not necessary).

 

That said, local firm, Circular Energy deserves all the press they can get for this massive series of installations in DFW on apartment complexes.
